Bay Head & Mantoloking Today – August 2019

We continue to enjoy the summer, and hope that you are too!  Having said, that, it seems like we’re all looking forward to the milder weather that September brings – cool mornings and evenings, comfortable during the day, and the ocean is still warm!  In addition to being hard at work, we both found time to get away for a few days – Suzie and John were in Vermont (at an antique auction), and Ed and Meagan were in Charleston to celebrate her birthday. All is well and busy in both towns, and there was an impressive turnout at last weekend’s Bay Head Fire Company Clam Bake.  In other news, we recently launched a new website, to better promote our clients’ properties, and also ourselves.  Further enhancements will be added as time permits. Around the Towns

In Bay Head, one of the current topics of discussion is the status of the water tower in the center of town – we are told that it will be coming down, but haven’t been told when.  What is less certain is what will become of the cell antennas – will they remain at that site in some form, or move elsewhere?  So far, no one seems to know.  You may have seen the barges coming and going out on the bay, and wondered why – if you didn’t already know, the short answer is that they are dredging many channels throughout the northern part of the bay.  You can read more details here.  For any of you who use (or who have family who use) electrically operated life support equipment, please read this notice from JCP&L. Two weekends ago was the annual “Glimmer of Hope” fundraiser for Bay Head School art students, and it was well attended!  In Mantoloking, one of the current topics is the proposed venue across the bay.  On Wednesday night, there was a Brick Board of Adjustment meeting that included this project on the agenda, but we do not yet have an update.

Events

As we approach Labor Day, there are fewer local events to share.  The Farmer’s Market continues on Thursdays, and there are two Twilight Lake Sunset Paddles remaining – September 1st and October 6th, at 7:30PM.  As we enter into fall, we will start sharing more fall events.  Meanwhile, the I Love Bay Head Facebook page is a good source of information about upcoming events.

Meetings

The next Bay Head Council Meeting will be held on September 9th at 7:00PM, and Mantoloking’s next regular Council Meeting is on September 20th, at 5:30PM (agenda setting meeting is on the 13th).  The next Bay Head Planning Board meeting is on September 18th at 7:30PM, and the next Mantoloking Planning Board meeting is on September 8th at 6:30PM.

Market

We continue to see activity in most segments of the market – high, low, and in between.  In most instances, buyers are showing a preference for newer, up-to-date homes – turn key, or nearly so.  Obviously, there are exceptions to this trend.  Often, this time of year, and into September, is when we see a new collection of properties come on the market.  Our listings continue to receive showings for the most part, and we have several properties under contract in Bay Head and Mantoloking, including some of our listings. We continue to host open houses at our listings, and generally have good activity at them.  There have also been price reductions at some properties in both towns.  Current listings, contracts, and closings can be found below.

We are excited to share our newest Mantoloking bayfront listing – 119 Curtis Point Drive – though this one-of-a-kind home is located on the north side of Curtis Point, it is in Mantoloking, not Brick.  As such, it benefits from Mantoloking’s low taxes, but also has access to Curtis Point’s private guarded beach (if one joins the association).  A sneak peek of it can be seen in the video above.

We will be hosting two open houses this weekend, both on Sunday (8/25) – 242 East Avenue, Bay Head is from 11 to 1, and 214 Channel Lane, Mantoloking is 2 to 4 (bayfront).  Please spread the word, and come if you can!

In Bay Head, there are currently 32 homes and parcels of land on the market, (down 2 from last month) and 6 properties under contract.  In the last 30 days, there have been four closings in Bay Head, including transactions involving us or agents from our office.

In Mantoloking, there are currently 35 homes and parcels of land on the market (no change in total since last month, but the inventory has changed), and 6 properties under contract, including our listings at 1206 Bay Avenue and 1038 Barnegat Lane.
