Bay Head & Mantoloking Today – February 2021

We are proud to announce that in 2020 we sold more single family homes in Bay Head and Mantoloking than any other team or agent (per MLS statistics). Thank you for helping us make this possible!

The real estate market continues to be very active –  inventory in both Bay Head and Mantoloking remains at historic lows, and demand is high (for sales and for rentals).
If you or someone you know is thinking of selling — now would be a good time.

FEMA has announced rate and other changes to the National Flood Insurance Program, effective April 1, 2021.  Per Wright Flood, here are some of the highlights:

“In accordance with current flood reform laws, NFIP changes effective April 1, 2021, will include:

  • an overall average premium increase of 9%,
  • updated rate tables effective April 1, 2021,
  • updated Community Rating System class changes effective April 1, 2021.”

Your Favorite Contractors?

We are often asked for recommendations of contractors and other services – plumbers, electricians, landscapers, architects, and more – we have our own favorites, but are always happy to learn about “new” contractors that we don’t know.  Please share your favorites with us, and we’ll share them with everyone in our next update.

Around the Towns

Both towns have experienced beach erosion in early February from Winter Storm “Orlena” but Mantoloking’s beaches appear to be faring better. We have two aerial videos showing the beaches, one covering 9,000 feet of beach in Bay Head and Mantoloking (February 4th), and another covering 3,000 feet of beach surrounding Mount Street, filmed on February 17th.  They both have audio/narration, so you should unmute or turn up your volume. Bay Head Mayor Bill Curtis has been talking with and meeting with the DEP, Army Corps, and legislators to see what can be done for Bay Head beaches – here is his latest update.

In Mantoloking, the town recently launched a new website.  Mantoloking’s first website was launched in 1999, this website is the fourth revision.

Events

Other than the typical monthly town meetings, there are currently no scheduled in person events that we are aware of.  Most events remain virtual including church services, and more.

Meetings

Most remain online – the best source of information right now is the town websites – check for frequent updates and changes.  Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings.  Note that Mantoloking has started to use Zoom for some meetings – the connection details will be posted when the meeting notices are.

Market

As mentioned elsewhere in this email, the inventory in Bay Head and Mantoloking remains low, and demand and prices are high.  Currently, there are only 8 homes for sale in the two towns combined.  If you (or someone you know) is thinking about selling, now could be a good time. Currently in Bay Head, there are 5 properties under contract, and there has been one closing (our listing at 416 East Avenue) in the last 30 days.

In Mantoloking, there 6 properties under contract, and there have been two closings in the last 30 days.
