Around the Towns
In Bay Head, an ordinance was recently passed prohibiting rentals of less than seven days.
The town also accepted a recommendation that the preferred location for the new cell phone tower is in the public works lot, in the vicinity of the existing salt bins.
Public Works will be issuing new recycling stickers to vehicles entering the Recycling Center – after residency is verified, a public works employee will apply the sticker – they will not be mailed out. More information can be found on the town website.
In Mantoloking, the town continues to discuss whether or not a municipal administrator position should be created and filled. More information can be found on the town website.
Events
Other than the typical monthly town meetings, there are currently no scheduled in person events that we are aware of. Most events remain virtual including church services, and more.
Meetings
Most remain online – the best source of information right now is the town websites – check for frequent updates and changes. Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings. Note that Mantoloking has started to use Zoom for some meetings – the connection details will be posted when the meeting notices are.

Market
As mentioned elsewhere in this email, the inventory in Bay Head and Mantoloking remains low, and demand and prices are high.
Currently in Bay Head, there are 6 properties on the market (one of which is the same parcel offered as both land, and with a to-be-built home), 5 properties under contract (two of which are our listings), and there have been 5 closings in the last 30 days.
In Mantoloking, there are 8 properties on the market, 12 properties under contract, and there has been one closing in the last 30 days.
Further details and discussion can be found in our January Market Update.
As always, all of our current listings can be found on our website.

We always welcome your comments, suggestions for topics, and other feedback. If there is a particular topic that you would like us to cover, or a question that you need an answer to, please let us know.
If you have questions about your own property, or know someone (near or far), who is talking about moving, please keep us in mind. If the contemplated move is outside of the areas we serve, we can happily provide a referral to a well qualified agent just about anywhere.
Thank you for your support in 2020 – with your help, we are proud to report that we were ranked as the most successful team of agents in our Bay Head office and in the company as a whole.
Stay healthy, and welcome to a new year with new opportunities for everyone.
