Bay Head & Mantoloking Today – July 2020

Happy August! We hope that all is well with you and your family, and that everyone remains healthy. Suzie and John have enjoyed visits from family, while Ed and Meagan have enjoyed taking weekend picnic cruises on their boat.  Our work continues via virtual and technology means (but, in person showings with masks and other precautions are becoming more common!), and as you’ll see further into this update, our closings and new listings continue!  The market has been quite busy, due to many people exiting more populated areas.

In other news, we may soon have a visitor in the form of a passing hurricane – it looks like Hurricane Isaias [pronounced ess-ah-EE-ahs, we are told] may pass just off the coast Tuesday into Wednesday.  Too soon to tell much more than that!  The current forecast cone can be found here.

As some of you may know, we periodically mail out our magazine, American Lifestyle (containing articles regarding food, travel, art, and many other topics).  We are now offering a digital version –  if you would like to receive it, please let us know (just reply to this email). In addition, if you would like to receive a periodic update about your property’s value, and the surrounding market activity, please let us know, and we will set this up for you.

Events

A number of annual summer events will be held in August in Bay Head!

Glimmer of Hope will be held on August 8th, at Twilight Lake. Lanterns are $10 and must be purchased in advance (check or cash preferred). Please visit Refind (43 Mount Street) to purchase your lanterns. (In the event of rain, the event will be held on August 9th).

The Bay Head Sidewalk Sale will be held August 21- 23, and the 4th Annual Art In the Park (and Beyond) will be held on August 23rd.

The Bay Head Farmer’s Market started on June 25th, and runs on Thursdays from 3:00 pm until 6:00 pm until September 10th. The Farmer’s Market is held in the Municipal lot next to the firehouse on Bridge Avenue.

Many events are still being held online.  Many local organizations, churches, and the like are streaming their offerings via various technologies.

 

The I Love Bay Head  and Suzie & Ed Facebook pages are also good sources of

information about upcoming events.  If you are not on Facebook (or even if you are),
always feel free to call or email with any questions.

Meetings

Most remain online – the best source of information right now is the town websites – check for frequent updates and changes.  Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings.

Market

The market continues to be in a frenzy, and it is clearly a sellers’ market.  Many new listings are receiving numerous showings and multiple offers in the first week on the market.  The trend of moving out of northern New Jersey, wanting to get away, and have the ability to work from home continues. Inventory is quite low. If you have been considering selling, now is a good time. Details are below.

Our most recent listings are 113 Curtis Point Drive (under contract), and 1100 Barnegat Lane.  We also have four other listings under contract.

Our most recent closings are 1011 East Avenue, Mantoloking ($3,200,000, vacant land), and 1536 Runyon Lane, Mantoloking ($4,625,000), and 1818 Boat Point Drive, Point Pleasant ($580,000).

There are currently 19 homes and parcels of land available in Bay Head, and 8 properties under contract, some of which involve us and/or agents from our office.  There have been 5 closings in Bay Head in the last 30 days.

There are currently 21 homes and parcels of land available in Mantoloking, and 13 properties under contract. There have been 3 closings in Mantoloking in the last 30 days.
