Bay Head & Mantoloking Today – June 2020

Summer is FINALLY here in Bay Head and Mantoloking! Welcome Back! We hope that this note finds you well, and that you are happy, safe, and healthy! Ed and Meagan have continued walking and running in their neighborhood, and Suzie and John have enjoyed their gardens and walks! As beaches, restaurants and businesses have been able to slowly reopen, life is starting to feel a little more like usual. Our work continues via virtual and technology means, and as you’ll see further into this update, we continue to have recent closings and listings!

As some of you may know, we periodically mail out our magazine, American Lifestyle (containing articles regarding food, travel, art, and many other topics).  We are now offering a digital version –  if you would like to receive it, please let us know (just reply to this email). In addition, if you would like to receive a periodic update about your property’s value, and the surrounding market activity, please let us know, and we will set this up for you.

Around the Towns

The Beaches are Open, and Lifeguards and badge checkers started reporting for duty on June 20th and will be on duty until Labor Day.

If you have not yet purchased your Mantoloking Beach badges, you may do so in person at the Badge Trailer on Downer and at Lyman. Season badges are $90; daily wrist bands are $10 each. Payment must be made by checks or credit card.  If paying by check, please pre-write your check, and please bring your own pen. NO CASH WILL BE ACCEPTED.

Please be advised that Mantoloking’s social distancing guidelines require beachgoers to stay 6 feet apart whenever possible, excluding immediate family members, caretakers, household members, or romantic partners. Also, you must wear your mask on the walkways and when showing your badge to badge checker.  Also, Mantoloking’s beaches are currently closed overnight – 9PM to 4AM.

In Bay Head, full season Bay Head Beach badges are $90; half season badges are $50; daily badges are $8 each. Badges may be picked up at the BHIA’s office, 532 Lake
Avenue (located on the corner of Lake Avenue and Mount Street, near Scow Ditch). For more information and open office hours, please visit the Bay Head Improvement Association webpage. No credit cards are accepted for Bay Head beach badge purchases.

Events

The Bay Head Farmer’s Market started on June 25th, and runs on Thursdays from 3:00 pm until 6:00 pm until September 10th. The Farmer’s Market is held in the Municipal lot next to the firehouse on Bridge Avenue.

Bay Head will be hosting their 2nd Annual Bike Parade, starting at 10:30AM at Sacred Heart’s parking lot on the 4th of July.

Mantoloking’s 4th of July parade will take place at 10AM, but there will be no walking or bike participants.  The other events will also take place, with the exception of the children’s games and waterslide.  More details can be found here.

As you have probably heard, the Bay Head Fire Company’s Clam Bake has been cancelled.

Many events are still being held online.  Many local organizations, churches, and the like are streaming their offerings via various technologies.

 

The I Love Bay Head  and Suzie & Ed Facebook pages are also good sources of

information about upcoming events.  If you are not on Facebook (or even if you are),

Meetings

Most remain online – the best source of information right now is the town websites – check for frequent updates and changes.  Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings.

Market

If anything, the market activity has increased since our may update.  We have a number of new listings and closings to share, and some of those listings are already under contract! If you have been considering selling, now is a good time. Details are below.

Our most recent listings are 294 Osborne Avenue (Asking $747,000, under contract), 162 Bridge Avenue (Asking $879,000, under contract), and 1208 Ocean Avenue in Point Pleasant Beach (Asking $1,845,000).  We also have four other listings under contract.

Our most recent closings are 543 Club Drive ($1,150,000, our listing), 440 Holly Avenue ($875,000, our listing), 49 Bristol Place ($1,700,000, our listing) and 416 East Avenue ($2,300,000, our buyer).

There are currently 20 homes and parcels of land available in Bay Head, and 11 properties under contract, 4 of which involve us and/or agents from our office.  There have been 8 closings in Bay Head in the last 30 days, 4 of which involved us.

There are currently 22 homes and parcels of land (including 8 parcels of oceanfront land) available in Mantoloking, and 9 properties under contract, including some of our transactions. There have been no closings in Mantoloking in the last 30 days.
