Bay Head & Mantoloking Today – May 2020

Happy Memorial Day Weekend, and unofficial start to Summer! We hope that this note finds you well, and that you are happy, safe, and healthy! We look forward to seeing you (safely) back! As the weather has improved, we have been able to get out for more walks and get our gardens planted with our families. Our work continues via virtual and technology means, and as you’ll see further into this update, we continue to have recent closings and listings!

As some of you may know, we periodically mail out our magazine, American Lifestyle (containing articles regarding food, travel, art, and many other topics).  We are now offering a digital version –  if you would like to receive it, please let us know (just reply to this email). In addition, if you would like to receive a periodic update about your property’s value, and the surrounding market activity, please let us know, and we will set this up for you.

Around the Towns

Happy News! Beginning on Friday, May 22nd, Mantoloking beaches will be open! On May 11th, Pre-Season Beach Badges went on sale. You can purchase your Mantoloking Beach Badge in person at the Badge Trailer on Downer, or by mailing in the Mantoloking Beach badge order form. If you purchase your badge in person, payment must be made by checks or credit card. Please follow the guidelines posted on the Mantoloking Borough website. Lifeguards and badge checkers will be on duty June 20 – Labor Day.

Please be advised that Mantoloking’s social distancing guidelines require beachgoers to stay 6 feet apart whenever possible, excluding immediate family members, caretakers, household members, or romantic partners. The guidelines also prohibit social gatherings of more than 10 people.

In Bay Head, to observe Memorial Day, and honor and remember those brave military service men and women who have lost their lives, Bay Head has recorded its annual Memorial Day service and will post the video beginning at 9:00 am on Saturday, May 23, on the Borough’s website and on the Bay Head Police Facebook Page. In addition, on May 25th, beginning at 10:00 am, the members of the Bay Head Fire Company will be driving around town in their fire trucks blowing the sirens in celebration of Memorial Day. Please click here to see the map of the route.

Full season Bay Head Beach badge applications for Summer 2020 have been mailed to all taxpayers of Bay Head. If you would like an application, and have not yet

received one, please contact the BHIA at: P.O. Box 42, Bay Head, NJ 08742,

(732) 892-4179. Badges may be picked up at the BHIA’s office, 532 Lake Avenue (located on the corner of Lake Avenue and Mount Street, near Scow Ditch). For more information and open office hours, please visit the Bay Head Improvement Association webpage.

As you may have seen in the news, Bay Head was recently granted an injunction against New Jersey Transit in regards to their proposed substation building.

As of Friday, May 22nd, all Ocean County Parks will be open to the public. All county parks will operate with a 50% capacity limit. (Playgrounds, nature centers and pavilions will remain closed).

 

Events

Many events are still being held online.  Many local organizations, churches, and the like are streaming their offerings via various technologies.

Meetings

Most meetings have been moved online – the best source of information right now is the town websites – check for frequent updates and changes.  Bay Head and Mantoloking both offer “dial-in” options for the public to attend their meetings.

Market

In spite of the concerns raised by the current pandemic, the local real estate market has been busy.  From what we have experienced, and what we have seen in the media, many families are eager to escape the more populated areas, and purchase or rent homes in Bay Head, Mantoloking, and other areas.  As a result, inventory is low, and demand is high.  Four of our listings are under contract, most others are getting regular showings, and we have a number of new listings as well.

Our most recent listings are 516 Club Drive ($899,000), 35 Bay Point Harbour ($1,100,000), and 49 Bristol Place ($1,715,000).

Our most recent closing was at 1312 Bay Avenue, Mantoloking (bayfront) at a price just over $2,400,000.

There are currently 21 homes and parcels of land available in Bay Head, and 7 properties under contract, 5 of which involve us and/or agents from our office.  There have been 2 closings in Bay Head in the last 30 days.
