Bay Head & Mantoloking Today – Sunset Aerial Video, Dunes/Beaches, and the Market

We hope that you enjoyed the Labor Day holiday, and that your fall is off to a good start! September has been especially nice down here (as usual), and the weather has started to cool off just a bit – cool evenings and mornings, but comfortably warm during the day.  The sunrises are getting even better too, as the air clears, and humidity goes away!  Both towns faired well when Dorian passed by, with the only consequence being some beach erosion.  In mid-August, NJ American Water provided a press release, reassuring everyone that our water is safe to drink – the press release, and water quality information, can be found here (recent news had raised concerns).  If you have flood insurance and have questions, or don’t have flood insurance, and are interested in it, this FEMA resource may be useful.  It offers a help line, and also a few other tips and statistics.

Around the Towns

In Bay Head, repair work (privately funded) is expected to start on the buried beach jetties, sometime in October.  In November, dune grass will be planted on the new dunes in Bay Head, as part of the replenishment project.  Bay Head has also published a revised dune ordinance, but it is still in draft form, and no date has been set for a voite. No formal announcement has been made yet, but dune grass is expected to be available to Mantoloking oceanfront owners sometime in November – please contact the borough hall to get on the list. In Mantoloking, September 26th is the last Thursday garbage pickup for the season – the off-season rule is Monday, garbage, Wednesday, recycling.  Details can be found here. In Bay Head, the entire town will have garbage pickup Monday and Thursday – October 1st through March 31st.

Meetings

The next Bay Head Council Meeting will be held on October 7th at 7:00PM, and Mantoloking’s next regular Council Meeting is on October 15th, at 5:30PM (agenda setting meeting is on the 8th).  The next Bay Head Planning Board meeting is on October 16th at 7:30PM, and the next Mantoloking Planning Board meeting is on October 3rd at 6:30PM.

Market

Activity continues in most segments of the market, and we have properties under contract (our listings, and others).  Bayfront and oceanfront activity has been a bit quiet in the higher end of the range ($3,000,000 plus), but there has been some activity below that price point.  Recently, most activity has been under $2,000,000, with a preference shown by buyers for newer homes (unless they are under $800,000).

Our newest listing is 901 & 907 East Avenue, Mantoloking, a parcel of oceanfront land, with over 150 feet of frontage – you can see a glimpse of it in the video above.  You’ll probably recognize the Normandy-style cottage that everyone loves!  We are also pleased to share the news of the recent sale of our Mantoloking bayfront listing at 1038 Barnegat Lane ($3,225,000).  Thank you, and congratulations to the sellers, and to the new owners.

In Bay Head, there are currently 29 homes and parcels of land on the market, (down 3 from last month) and 10 properties under contract.  In the last 30 days, there have been 4 closings in Bay Head, including transactions involving us or agents from our office.

In Mantoloking, there are currently 35 homes and parcels of land on the market (no change in total since last month, but the inventory has changed), and 6 properties under contract, including our listing at 1206 Bay Avenue.
