Welcome to official Summer! Everything is in bloom, the weather is warm, and the beaches and town are busy! In addition to our monthly video below, which contains our June update, we also recently  spoke with Grace Mazzatta of Port Coffee Roasters, Bay Head. She and her husband Greg just opened their shop in Bay Head at 519 Main. ​You can see the interview here.

 

Many towns are not offering fireworks this year, but the closest fireworks will be in Point Pleasant Beach on the 4th of July.  You can find more information about these and other local fireworks here.

Bay Head’s 3rd Annual 4th of July Bike Parade – Starting at Sacred Heart Church, ending at the Bay Head Fire House – 10:30AM, Sunday, July 4th

Twilight Lake Sunset Paddles – Sunday nights at 7:45pm, now through the end of September.  Bring your own canoe, kayak or paddleboard of course! 🙂

2021 Glimmer of Hope at Twilight Lake – Saturday, August 14th, at 7:00pm – floating lanterns must be purchased in advance at ReFind on Mount Street.  Proceeds go to provide funds for art students at Bay Head School.

Bay Head | Mantoloking

Market

The inventory of homes for sale in Bay Head and Mantoloking is very slowly increasing, but for the most part, homes are still selling quickly.  Our newest listing is at 218 Main Avenue, Bay Head, and it is already receiving a lot of attention!  It offers 5 bedrooms and 4th baths (including a suite over the garage), wrap-around porches, and more, all on an oversized lot.  Access is from Twilight Road, and it is just a short walk to the beach and into town.

At the moment there are 8 homes for sale in Bay Head, and 9 homes for sale in Mantoloking.  In Bay Head, there are 6 homes under contract, and 7 homes under contract in Mantoloking.  There has been one closing in the last 30 days in the two towns combined (463 Club Drive, Bay Head, listed by Suzie and Ed, sold by an agent in our office).

The market is still busy here, with homes selling quickly for the most part.  There is also a slow trickle of new inventory coming on the market, but we would still describe the situation as “limited inventory.”  At the moment there are 8 homes for sale in Bay Head, and 6 homes for sale in Mantoloking.  In Bay Head, there are 2 homes under contract, and 3 homes under contract in Mantoloking.  There have been five closings in the last 30 days in the two towns combined.

Welcome Spring!! The weather is getting warmer, providing more and more opportunities to get outside!  We hope that you’re happy and healthy, and that you’ve received the vaccine, if you so desire.

If your favorite Spring activity involves paddling – check out NJ Paddle (njpaddle.com) for suggestions on where to paddle, and information on where you can rent kayaks, paddle boards and canoes.

If your favorite Spring activity is gardening –  in our last newsletter, we asked for recommendations of your favorite contractors and other services (plumbers, electricians, landscapers, architects, and more). We received suggestions for landscapers. If you are looking for a landscaper to help you get your gardens ready LanDesign (landesignnj.com) and The Little Plant Company (thelittleplantcompany.com) were two recommendations we received. They are both known to us, and have been used by family and clients. Thank you for those who replied, and keep your recommendations coming!

If you are thinking about some changes to your landscaping or yard this year, you might want to visit Jersey Friendly Yards. This website offers pictures and details about plants, shrubs, trees and flowers that flourish in New Jersey, and many of them are native, and attract birds, bees, and other beneficial wildlife.

As the weather gets warmer, we know that a number of you will return to your New Jersey home from your warmer climate home. As you are making your Northern trip, where are your favorite places to stop?

Also, a reminder from the local police – car theft continues to be a concern – don’t leave your car unlocked, running unattended, or the like.

Covid Update

For those of you who are 75 or older, or helping someone 75 years or old, and still need the Covid vaccine, the state of New Jersey has created a special hotline for this purpose. The number is 856-249-7007, and they are open 8AM to 8PM, daily.  More details here.

 

 

Bay Head

Tom Gage, BHIA President, recently shared an update on the Bay Head beaches. The beaches are still on schedule to open on time. Beaches with lifeguards and full staff will be open Saturday, June 19th, and will close on September 6th (Labor Day). Badges will be required during this period. Purchase your badges at the BHIA office at 532 Lake Avenue in the Sandy Rail building at the corner of Lake Ave. and Mount St. You can read more here. In addition, the DEP has pledged to repair the worst/steepest access points in time for summer. The Army Corps of Engineers declined to assist in this project.  This article and others report further details.

In case you have not already seen it, here is the Mayor’s February 22nd update about Bay Head’s beaches.

Also in Bay Head, many residents and others continue to fight NJ Transit in regards to the ongoing construction in the Bay Head rail year.  Bay Head’s legislators are also involved. You can read more about this here.

Mantoloking

In Mantoloking, the beaches remain in good condition, in spite of the damage to some of the walkways, a month or more ago.

Mantoloking will be participating in Clean Ocean Action’s Annual Beach Sweep – Saturday, April 17th, 9:00AM to 12:30PM.  Lyman Street is the gathering point, and pre-registration is required.​​​​​

FEMA has announced rate and other changes to the National Flood Insurance Program, effective April 1, 2021.  Per Wright Flood, here are some of the highlights:

“In accordance with current flood reform laws, NFIP changes effective April 1, 2021, will include:

  • an overall average premium increase of 9%,
  • updated rate tables effective April 1, 2021,
  • updated Community Rating System class changes effective April 1, 2021.”

Around the Towns

Both towns have experienced beach erosion in early February from Winter Storm “Orlena” but Mantoloking’s beaches appear to be faring better. We have two aerial videos showing the beaches, one covering 9,000 feet of beach in Bay Head and Mantoloking (February 4th), and another covering 3,000 feet of beach surrounding Mount Street, filmed on February 17th.  They both have audio/narration, so you should unmute or turn up your volume. Bay Head Mayor Bill Curtis has been talking with and meeting with the DEP, Army Corps, and legislators to see what can be done for Bay Head beaches – here is his latest update.

In Mantoloking, the town recently launched a new website.  Mantoloking’s first website was launched in 1999, this website is the fourth revision.

The real estate market continues to be very active –  inventory in both Bay Head and Mantoloking remains at historic lows, and demand is high (for sales and for rentals). If you or someone you know is thinking of selling — or even renting for the summer, please reach out to us.

Around the Towns

In Bay Head, an ordinance was recently passed prohibiting rentals of less than seven days.

The town also accepted a recommendation that the preferred location for the new cell phone tower is in the public works lot, in the vicinity of the existing salt bins.

Public Works will be issuing new recycling stickers to vehicles entering the Recycling Center – after residency is verified, a public works employee will apply the sticker – they will not be mailed out.  More information can be found on the town website.

In Mantoloking, the town continues to discuss whether or not a municipal administrator position should be created and filled.  More information can be found on the town website.

All is well in Bay Head and Mantoloking, and we remain healthy and busy!  We hope that the same is true for you and your families.  Due to increased Covid concerns, we’ll both be having much smaller family gatherings for Thanksgiving this year.

In the spirit of Thanksgiving, if you are able to help, St. Gregory’s Pantry is collecting Christmas gift cards (from large stores, or general Visa/Mastercard gift cards) for less
fortunate families with children.  This is instead of the usual gifts, due to Covid concerns. Gift cards may be dropped off at the pantry on weekdays, between 10 am and 12 pm. Around the Towns

Per Mayor Curtis, dismantling of the Bay Head water tower is scheduled to start in the first quarter of 2021.  The town has asked that this process be delayed for 9 months, to allow the town to further investigate alternate locations for the proposed cell tower. One can find a report on the cell phone tower status here.

In Mantoloking, a committee has been formed to discuss the possibility of creating an
administrator position which would help run the daily operations of the borough.

Events

Christmas events will be taking place in Bay Head and Mantoloking this year, with some changes, due to obvious reasons.

Bay Head
In Bay Head, the Christmas Walk will occur on Friday, December 4th, but please wear masks, and practice social distancing.

The schedule of events is as follows:

*Bridge Ave will be closed Friday Dec 4 until 9 pm.

* Tree lighting will be at 6:30 pm.

*Santa will arrive via firetruck at 6:30 pm. There will be NO in-person contact with Santa. He will ride around town as in the past.

* Singers from the Algonquin Theatre in Manasquan will perform from 6 pm – 7 pm at the firehouse.

* The Nutcracker in the Sky at the Bay Head Ballet studio will commence at 7 pm at the corner of Lake Ave and Mount St.

* A bell choir will begin performing around 5ish in front of Andi’s, located on the corner of Mount St. and Lake Ave on Friday evening.

Bay Head Business Association will once again hold a scavenger hunt with the town 
businesses. The Scavenger Hunt begins on Dec. 4th and ends on Dec. 21st. The drawing for 2 prizes of $100 GC each will be held on Dec 23rd at Manasquan Bank. One hunt card per family.

Mantoloking

In Mantoloking, the town tree lighting will be held on Sunday, December 6th at 5 pm, on Downer Avenue.  Santa will arrive via fire truck, but there will be no treats or caroling, due to social distancing concerns (music will be provided by a wireless speaker). You can still take a photo with Santa by visiting the passenger door of his fire truck. Please wear your finest Christmas masks! 😉

Many events are still being held online.  Many local organizations, churches, and the like are streaming their offerings via various technologies.

Market

The trends discussed in our previous emails continue – low inventory, often resulting in multiple offers, and at times, higher than asking prices as the result.  Interest rates remain low, and that helps to drive this pattern.

Based on a sampling of data for Bay Head (October 2020), the number of properties on the market is in decline, the original list price to sale ratio is at 96%, and the average “days on market” is declining – currently at 64.

There are currently 13 homes and parcels of land available in Bay Head, and
8 properties under contract, including some of our listings. There have been 7 closings in Bay Head in the last 30 days, including some of our transactions.

We continue to have a busy October, and hope that this update finds you happy and healthy! As you may know, the last few weeks here have been somewhat stormy – stretches of several foggy and rainy days in a row.  This has included some storms with beach erosion – the beaches in Bay Head are narrow right now, but Mantoloking’s are faring better.  As we write this, the remnants of Hurricane Zeta are passing through, with lots of rain and wind!  Suzie, as a member of the Seaweeders, recently helped decorate the 22 containers throughout Bay Head, getting everything ready for fall!

 

Market inventory remains low, but those properties that are available are receiving a lot of attention!  If you have given any thought to selling, we are happy to talk or meet with you. Details below as usual.

Around the Towns

Last Saturday, Clean Ocean Action hosted their annual “Beach Sweeps” (cleanups) throughout the area, including a cleanup in Bay Head, supported by Beach House Classic Boardshop.  Ed took part, and walked the beach from North Street to Mount Street, collecting quite a wide variety of items, ranging from fishing nets to 3M building materials! Quite a few people participated, and COA will post the results here, once they are tabulated.  Mantoloking advises that the filing deadline for the 2019 Senior Freeze (property tax reimbursement) has been extended until December 1st.  Regarding the upcoming election, the latest information can be found on the Ocean County Clerk’s website.  Note that if you opt to vote in person on election day, you will only be able to cast a provisional paper ballot.  Only disabled voters will be permitted to vote using a voting machine.

As you may know, the water tower in Bay Head is scheduled to come down, but the current proposal to place a “temporary” cell tower in Centennial Park has many residents upset.  Please check the Bay Head website for further details.

Events

Due to Covid-19, the traditional Halloween parade will not be taking place this year.  However – individually wrapped cookies from Mueller’s will be give out by the Bay Head Business Association on Saturday (October 31st), and there will be a pumpkin carving contest (offsite creating, but with on-site judging) hosted by Bay Head Life.  Details can be found here.  The events will run from 10am to 1pm, and masks are required for all attendees.  Please come out and enjoy, and support the local shops and businesses!

If you’re looking for indoor entertainment, safely and socially distant, Algonquin Arts Theatre (note: Ed is on the board) will be hosting a number of live, indoor concerts, with limited attendance, starting in November.

We have had a number of recent closings, including the sale of our listing at 1339 Bay Avenue, Mantoloking (just over asking price, at $1,351,000).

Happy Fall! The days and evenings are starting to turn cooler and more crisp. Perfect for outdoor activities — hikes, fall festivals and fire pits! Most restaurants continue to offer outdoor dining as well as pickup and delivery (with limited indoor dining), and in general patrons are following social distancing and masking guidelines as appropriate.  Suzie continues to spend a lot of time working in her garden, and Ed has been out on his boat quite a bit!

 

The market continues to be quite busy due to many people exiting more populated areas, but inventory is low.  You can find all of the details below.

Around the Towns

Though fall has officially started, both towns remain busier than average – many residents are spending the fall here, either to avoid more populated areas, work remotely, or in many cases, due to the fact that many schools are operating virtually.

Mantoloking oceanfront owners can contact the borough hall in order to schedule pickup or drop off of their dune grass allotment.  Dune fence delivery has yet to be scheduled. Also in Mantoloking, the fall/winter trash collections schedule will start as of October 5th -Trash Collection: Mondays – Recycling: Wednesdays, Bulk-Pick Up: 4th Monday of each month.

If you are voting via mail-in ballot in this election, and are local, here are the ballot dropbox locations, provided by Ocean County.

Events

The last Sunset Paddle will be on Twilight Lake in Bay Head on October 4th, at 6:30 pm.

Bay Head National Night Out, an annual community-building campaign promoting police-community partnerships and neighborhood camaraderie, will be held on October 6th from 5:00 pm – 8:00 pm in the Municipal Parking Lot on Bridge Avenue.

October Bay Head Sidewalk Sales will be October 16th and 17th.

Beach House Classic Board Shop is organizing a Beach Sweep on October 24th at 9:00 am.

The status of the Bay Head’s annual Halloween Parade is uncertain, but it is likely that there will be an alternate event.

Many events are still being held online.  Many local organizations, churches, and the like are streaming their offerings via various technologies.

information about upcoming events.  If you are not on Facebook (or even if you are),

Market

The market remains active, but has slowed with the season – fewer people are looking at the moment (distracted by work, school, and more), but also inventory is low. Having said that, prices generally remain high, so that is encouraging some owners to list their homes, in order to capture the higher prices.  Due to Covid-19, and the election, this fall market may be somewhat unusual!

Our newest listings are 463 Club Drive, 503 Club Drive, and 106 Bridge Avenue, Unit #4 (an office condominium) – you can see them all here. Our most recent closings are 1007 East Avenue, Mantoloking ($4,500,000 – Asking $4,700,000), 512 East Avenue, Bay Head ($2,985,000 – Asking $3,045,000), and 1100 Barnegat Lane, Mantoloking ($2,980,000 – Asking $2,995,000).

There are currently 17 homes and parcels of land available in Bay Head, and
11 properties under contract, some of which involve us and/or agents from our office. There have been 6 closings in Bay Head in the last 30 days.

Welcome to September! We hope that you and your family remain safe and healthy! As we enter into “Locals’ Summer” there have been a number of warm days and pleasant evenings to enjoy all that the Bay Head and Mantoloking have to offer! Around the Towns

As summer winds down, lifeguards are putting away their stands, but social distancing and mask requirements remain in effect at the beaches.  Also, with the lifeguards gone, things are now “swim at your own risk” – beware of riptides, especially in stormy weather!

Events

On September 12th at 10 am, there will be a Living Dune Planting and Educational event at the Downer Avenue beach in Mantoloking, hosted by the Mantoloking Environmental Commission – details here.

The Bay Head Sidewalk Sale will be held September 18th and 19th.

Looking for a community service activity? Attend the Bay Head Train Station Clean Up. Meet at the Bay Head Train Station on September 25th at 9:00 am.

The last Bay Head Farmer’s Market will be held Thursday, September 10th, from 3:00 pm until 6:00 pm. The Farmer’s Market is held in the Municipal lot next to the firehouse on Bridge Avenue.

Something New! The Algonquin Arts Theatre (we are sponsors) in nearby Manasquan will host “Locals Summer” – a series of socially-distanced, outdoor concerts, mixed with daily online artist showcases and stories that will run September 8 – October 1. The live concerts will be held at 7:00 pm at the Algonquin Arts Theatre on September 9th (Chris Pinnella) and the Irish band, The Snakes, on September 16th. Throw on a mask, bring your chair, grab takeout from one of the local Manasquan restaurants, and enjoy the show! Visit the Algonquin Arts Theatre website (algonquinarts.org) for more information.

Bay Head | Mantoloking

Market

We continue to have a very strong late summer market – inventory remains low, and properties are often selling for over asking price, sometimes with multiple offers.  In general, a slightly more conservative asking price will produce more activity sooner, and a higher sale price later.  If one starts at too high an asking price, it is likely that one will miss out on a strong initial flurry of activity.  Looking at the market statistics for Bay Head, one can see the following trends:

1) The percentage of listing vs. sale price is nearly equal – eg – properties are selling at or over asking price.

2) From July to August, Average Days on Market dropped from 112 to 28.

In general, Mantoloking follows similar trends, but with a smaller inventory.

Two of our recent listings, 1339 Bay Avenue, Mantoloking, and 651 Lake Avenue, Bay Head, went under contract very quickly, in 13 days and 20 days, respectively.  We also have three other new listings at 416 East Avenue (Bay Head), 463 Club Drive, and 503 Club Drive.

Our most recent closings are 113 Curtis Point Drive ($2,448,000), 162 Bridge Avenue ($879,000), 294 Osborne Avenue ($750,000), 71 Driftwood Drive ($670,000), and 409 Sandpiper Court ($268,000).

There are currently 22 homes and parcels of land available in Bay Head, and 12 properties under contract, some of which involve us and/or agents from our office.  There have been 7 closings in Bay Head since the end of July.

There are currently 19 homes and parcels of land available in Mantoloking, and 15 properties under contract, some of which involve us and/or agents from our office. There have been 4 closings in Mantoloking since the end of July.
