Bay Head & Mantoloking Market Update - November 2021

Our November market update showcases everything you need to know about local real estate trends.
Edwin (Ed) O’Malley  |  November 18, 2021
If you’re thinking about selling your home (or even if you just want to keep up with the market), it's important to have a good understanding of what’s going on in the Bay Head and Mantoloking market. Though inventory is limited right now, more and more owners are placing their homes on the market at this time, and inventory is slowly climbing, even as homes continue to sell. Having said that, a few homes have had recent price reductions, and that was somewhat uncommon 30 to 60 days ago.

Knowing the most important data such as the average sales price, the number of homes sold, and days on market will help you to better track the pulse of the market.

Our November market update showcases everything you need to know about local real estate trends. Note that we are now providing town statistics in a new format. The number before the slash (/) is for Bay Head, the number after the slash is for Mantoloking. This way, we can provide you with more detailed information.

NEW: If a ↑ or a ↓ accompanies a statistic, that is the direction of the trend from the previous month's number - up or down.

If you would like to talk about the market, your property, or anything else, please let us know. All conversations are confidential.

Statistics are per the Monmouth/Ocean MLS as of 11/18/21, and are provided for the month just concluded.

What's Next?

Inventory remains scarce in Bay Head and Mantoloking, and most homes continue to sell quickly. Four homes that had been sitting on the market for some time recently went under contract. If you are thinking about selling, regardless of location, the market is likely to remain in your favor for some time, but we do not know when this trend will end.
