Memorial Day is only about 30 days away!
We are excited to share our newest listing, 50 Bridge Avenue, Bay Head - only a short walk to the beach and bakery!
Though Clean Ocean Action's Beach Sweeps were delayed by weather, they were still successful, as was Mantoloking's Barnegat Bay Blitz (bayfront cleanup) a few days later. The bayfront blitz included Albertson, Princeton, Arnold, the Patty Brand Memorial Garden, and the southern tip of Lagoon Lane.
Beach replenishment continues to be delayed, and is likely to extend into the summer months, but there is no definite schedule yet. Work is typically confined to one 1,000 foot area at a time, so only a section of beach should be affected at any given time.
Other News
Last week, the temporary cell tower at the Bay Head firehouse came down! It was a pretty remarkable process, not surprisingly, with the use of a large crane. There are photos in this month's gallery.
The Point Pleasant Beach High School "Town-Wide" Garage Sale is Saturday, May 3rd, with a rain date of Sunday, May 4th. This sale includes Bay Head, Mantoloking, and Point Pleasant Beach. The $25 registration fee is a donation to the PTO, and is in lieu of a town permit fee. Registration and other details can be found here.
Mantoloking's beach badges are on sale "pre-season" through May 26th. Hours and payment details can be found here. Bay Head's badges are available for sale too, and those details can be found here.
Bay Head's summer garbage pickup schedule went into effect on April 1st - map and details here. Mantoloking's summer garbage and recycling schedule started on April 14th, and can be found here.
We recently launched a new tool to help market our listings. Using a combination of AI, and editing by us, we are now able to create "digital storybooks" of the properties that we market - these include text, photos, video, and more. You can see an example here.
The Bay Head 5K is still a few months away (May 17th), but registration is now open. The proceeds from the 5K go to the Kate Shea Foundation, to help them support organizations that fight cancer, and promote youth education.
In May, Taylor Sam's, a breakfast and lunch restaurant, will be moving into the location currently occupied by Dune Grass Cafe.

Market
March was busy here in Bay Head and Mantoloking, and April is off to a good start too! We have three new listings in Mantoloking - 1401 Ocean Avenue (oceanfront), 954 Barnegat Lane (lagoonfront), and 1039 Barnegat Lane (elevated, renovated, with a pool and bay views), and all are receiving good attention. Our listing at 178 Cranberry Avenue, Bay Head has closed a price of $1,300,000, and there are additional listings that have recently gone under contract in Bay Head too. Overall, the market remains healthy, with many properties receiving multiple offers.
