Beach replenishment is complete in Bay Head, and has moved on to Brick, with the expectation that it will return to Mantoloking in late August.
If you enjoy the water (and in particular the ocean), you may like to know what you are swimming (wading, surfing) in! New Jersey conducts regular water monitoring at many bathing beach locations throughout the state, including sites in Bay Head and Mantoloking. You can find the latest results here.

Other News
As you may have seen or heard, on July 10th, a new Graduated Percent Fee (this is similar to what is commonly known as the "mansion tax") was imposed on sellers of New Jersey real estate with a sale price of $1,000,000 or more. Where before the seller and buyer each were responsible for fees of their own at closing, the new law shifts the responsibility to the seller. You can read more here. There are some possible exceptions to this rule, and since everyone's situation is different, you should consult with your tax professional or other financial expert to see how this might affect you in a sale.

As privacy and security continue to be a growing concern, we recently learned that Google now offers a way for you to blur your home or property in their "Street View" product. In short, you simply view your home or property in Street View, and submit a request that your home be blurred. If your request is fulfilled, the change is permanent, and cannot be undone.

Market
The market was strong in June in Bay Head and Mantoloking and remains strong in July. A number of our listings are currently under contract, and others continue to receive showings and offers. Our newest listing is 1559 Ocean Avenue, Mantoloking (Oceanfront) and is listed at an asking price of $7,300,000.
