The whales are back! They have been seen off of Bay Head and Mantoloking recently, and you can see a quick video of one here.
We continue to enjoy and appreciate an active Bay Head and Mantoloking market. Many but not all listings continue to receive good activity, and some of them have recently closed over asking price. The beaches in both towns remain essentially unchanged since our last update. There is still no news to be had regarding beach renourishment.

Other News
In Bay Head, a new "tree" (cell tower) is now fully grown in the town recycling yard. We are told that it is not yet active, but once it is, the temporary tower at the firehouse will come down.
The Bay Head Christmas Walk is just over a month away, and will take place on the evening of Friday, December 1st. Details can be found here.

Market
The market as a whole has remained busy since our last update. We have had four closings - 1089 Barnegat Lane, Mantoloking (asking $3,000,000), 653 Lake Avenue, Bay Head (closed at $1,300,000), and 1711 Perch Hole Point Place, Point Pleasant (asking $1,875,000). Also, a client of ours recently purchased a luxury oceanfront condominium in Long Bracnch. There have also been other closings in both towns, at various price points. Having said that, there have also been some price reductions, specifically at 141 Maple Drive and 118 Park Avenue in Bay Head. We will be having an open house at our listing at 47 Mount Street from 1 to 3pm on Saturday (10/28).
