Pull up Mantoloking on four real estate portals this week and you will get four different medians. One shows $7.0M over the last three months, another $3.10M, another $2.09M, another a $3.99M list-side figure. The gap is not a data error. It is the story.
Mantoloking is not one housing market with a headline number attached. It is roughly four sub-markets stitched together on a barrier island of about 340 residents, and the rules that govern access, rebuilding, and long-term value change block by block. If you are comparing shore towns from a spreadsheet, that is the sentence that matters.

The spread is a symptom of thin volume and heavy mix. Redfin reported one sale in the prior month against thirteen recently sold listings, which means two or three oceanfront closings can move the "median" by seven figures. Homes.com's trailing twelve-month figure shows a 16% year-over-year decline while Zillow's index shows a 10.3% gain over the same period, because they are measuring different baskets of houses in a market where the baskets do not overlap. The median is not a comp here. The sub-market is the comp.
Four sub-markets sharing one ZIP code
- Curtis Point. A deed-restricted association on the bay side, established in 1963, with 142 full resident members. Owners get a private guarded beach, two tennis courts, a bocce court, deep-water boat slips, and a gated entrance on Route 35. Bayfront lots on the "cove side" sit inside the cove and take less weather than open-bay frontage. Current activity ranges from a five-bedroom bayfront home at 233 Curtis Point Drive listed at $3.695M up through new construction bayfront builds with pools and boat lifts.
- South Mantoloking Beach Association. Covers Autumn Estates and Bayview Shores. Ocean-block and interior lots with private beach access controlled by the association. Buyers here are trading Curtis Point's amenities for a walk to the surf and often a lower entry price per square foot.
- Mantoloking Shores. Lagoon and canal lots with bulkheaded frontage. This is where the boater who wants a slip at the back door but not the Ocean Avenue tax bill tends to land. Typical example: an 8,000 sqft lot with 100 feet of vinyl bulkhead on a wide lagoon, mid-2010s construction.
- Ocean Avenue and true oceanfront. The addresses that pull the portal medians upward. 1325 Ocean Ave delivers 5,400 sqft across three levels. Estates on 1.2-acre parcels advertise 100 feet by 528 feet of lot with 175 feet of private beach frontage. Orchard Hills, a seven-bedroom Shingle-style spec on a 105-foot-wide oceanfront lot, is under construction for a 2027 delivery.
The same $3M budget buys a different life in each of those four places. A serious comparison starts by picking the sub-market before picking the house.
The private-beach question that changes an offer
Homes.com describes Mantoloking's beaches as quiet and primarily accessible to residents, with limited parking and no public recreation facilities. That is not a lifestyle line. It is a legal one.
Curtis Point's beach is restricted to CPPOA members and their guests, and the association is organized as a 501(c)(7) social and recreational club whose dues fund the beach, the courts, the entrance landscaping, and general operations. South Mantoloking has its own separate association controlling access on that side of town. Membership travels with the deed, but the specifics of dues, guest rules, slip waitlists, and any pending capital assessments do not appear on any portal.
Before you sign, get the current dues schedule, the last three years of association minutes, and any recent reserve study or special-assessment vote. If a listing agent cannot produce those inside a week, that is information.
The CAFRA math on rebuilds and additions
Every parcel in Mantoloking sits inside the CAFRA zone administered by NJDEP, which generally extends 1,000 feet landward from mean high water of the Atlantic, bays, and lagoons south of the Manasquan Inlet. North of that inlet, the state uses the Waterfront Development Law instead, so a buyer weighing Mantoloking against Manasquan or Sea Girt is comparing two different permitting universes.
A few points that catch second-home buyers off guard:
- Grandfathering protects continued use of a legal nonconforming structure. It does not survive a demolition and rebuild, and it does not survive a substantial improvement. Either scenario triggers CAFRA review.
- A municipal construction permit does not substitute for NJDEP authorization. A certificate of occupancy cannot lawfully issue for a regulated activity without the state sign-off in hand.
- Under NFIP, a structure with damage exceeding 50% of its pre-damage market value is "substantially damaged" and must be brought into full current compliance, including elevation. For a modest cottage, the cost of raising the structure on pilings can exceed its pre-storm value.
- Elevating an existing residential building on pilings is itself exempt from CAFRA under N.J.A.C. 7:7-2.2, provided you are not also enlarging the footprint. Add square footage in the same project and the exemption is gone.
- Docks, boat lifts, jet ski lifts, and bulkhead repairs all need coastal permits. That timeline should sit inside your closing analysis, not after it.
An oceanfront lot currently on the market in Bayview Shores lays this out in plain language, instructing buyers to run their own due diligence with the Brick Township construction and engineering offices, CAFRA, and NJDEP before assuming anything can be built. That is the correct posture for any Mantoloking teardown or major renovation, not the exception.
Bay Head has a seawall. Mantoloking does not.
The single most important physical difference between the two towns is a rock wall that was built after the 1962 nor'easter and is now largely buried in the Bay Head dune line. Bay Head has one. Mantoloking does not.
That difference showed up in the 2012 Sandy loss patterns and it still shows up in rebuild economics, insurance underwriting, and elevation costs on Ocean Avenue. Army Corps beach nourishment adds a temporary layer of protection, but replenished sand tends to erode on a three-to-seven-year cycle and is not a guarantee to base a private investment on. A house two blocks apart on either side of the municipal line is not the same asset. Price the wall.
Questions to ask before you write an offer
- Which association does this parcel belong to, what are the current annual dues, and are any special assessments pending or under discussion?
- If the house is more than twenty years old, what is the current elevation relative to the effective flood map, and what would compliance cost if a claim ever crossed the 50% substantial-damage line?
- Has any prior owner filed a CAFRA application on this lot, and if so, what were the conditions of approval?
- For a bayfront or lagoon lot, when was the bulkhead last replaced, and does its permit history support a future dock or lift application?
- Is the beach in front of this house accessible only through the association, and does the deed include the membership?
None of those questions can be answered from a portal listing. Every one of them can move the number.
FAQ
Why do the portal medians disagree by millions of dollars? Because Mantoloking closes very few homes in any given month and the mix swings wildly between oceanfront estates north of $7M and interior or bay-block homes closer to $1.5M. A Zillow index smooths this. A three-month Redfin median does not. Neither is wrong. Both are describing different slices of a very small pie.
Is Curtis Point the same as South Mantoloking Beach Association? No. They are separate private associations with separate beaches, dues, and rules. Curtis Point is on the bay side and dates to 1963. South Mantoloking covers Autumn Estates and Bayview Shores on the ocean side.
Can I tear down a small older cottage and rebuild larger on the same footprint? Not without a CAFRA review and, depending on the work, a Waterfront Development or Flood Hazard Area authorization as well. The state review runs alongside Brick Township's construction permit process, and the municipal certificate of occupancy is contingent on state approval.
