All is well here, and we hope that all is well with you! The mild winter continues, and there are reports that this year could be a record low snowfall for New Jersey! Overall, the beaches in both towns are in good condition, though in Bay Head, the groins continue to appear and disappear at times. In Mantoloking, the town’s annual beach condition report was recently published. This month’s video includes a flyby of Scow Ditch, and aerial views of other parts of Bay Head and Mantoloking.
Brick Shorebeat recently published an update regarding Ocean County’s tax ratable base. In short, the tax base is approaching pre-Sandy levels!

Around the Towns
Happily, all is well and quiet in Mantoloking! Everyone is excited that Save Barnegat Bay and the Mantoloking Environmental Commission have teamed up to host a cleanup of North and South Lagoon Lane, focused on the Patty Brand Garden on Bergen Avenue. This will be held on Sunday, March 15th, from 11 to 2, and all are welcome!
In Bay Head, the proposed NJ Transit project is one of the biggest concerns. You can find more information about the project here. Meetings continue, and Save Barnegat Bay is also involved because of the nearby wetlands, and other concerns. Currently, an effort is being made to confirm that all permits were properly obtained, and that all concerned parties received proper notice.
Howe Field is scheduled to be remediated, hopefully starting on Monday. Top soil and more will be removed, screened/sifted, tested, and as appropriate, placed back on the field. The field will then be graded and reseeded with appropriate grasses. This work is hoped to be complete by April. We are told that it will serve only as a practice field, with no organized sports.
Via private funding, it is expected that repair work will begin on the beach groins in mid-March, with work estimated to conclude in mid-June, subject to weather. Work is projected to start near the former location of the Bluffs, and proceed north.
On Monday, there was a public meeting regarding where a cell phone tower might be placed in Bay Head, after the water tower is removed in November. The town may hire a consultant to help this process along, but no determination has been made as to location. Comments are still welcome, either to the borough hall, the Mayor, or to a council member.

As you may be aware, NJ Transit has recently revived plans to construct a new building and other facilities at their existing rail yard in northern Bay Head. Understandably, residents, property owners, and many others have serious concerns about this project. The materials below have been prepared by many individuals, including Bay Head residents, elected officials, and others. We have compiled them here for everyone’s convenience. The latest information will typically be available at the Bay Head website, but we will post updates here as we become aware of them.

We hope that 2020 is off to a happy and healthy start for you! All is well and busy here, and the weather has been mild. As a result, buyers are out looking around sooner than average, and there is a handful of new listings that have come on the market, earlier than average. Here is an article with some predictions about the spring real estate season and also some data. After Christmas, Island Beach State Park put out a call for Christmas trees to place in the dunes to help stabilize them – they wanted 200, and got 2000. There’s a good story about it here. Around the Towns
At the beach in Bay Head the groins (jetty) that were covered by the replenishment are playing peek-a-boo – some weeks, they’re visible, others they are not! We’ll see what happens when summer comes. Meanwhile, Mantoloking has asked for feedback regarding its beaches in 2019 – click here for the details, and to share feedback, good or bad. The water tower (and cell phone antenna) in Bay Head continues to be a topic of discussion – we are told that the water tower is coming down, but the question is, where might a cell tower go? If it remains on water company property, they get the revenue – but the town would love to have the income. If a new tower were placed on town property, the town would get the income, but no one wants a tower in their backyard!
In other news, NJ Transit has recently announced their intent to start construction of a new substation building on their property in Bay Head. This is a continuation of the project that was discussed back in 2014. The NJ Transit press release can be found here. We are told that construction will start in late January, and various phases of work will continue through the summer. The new building is reported to be 38 feet high, and will be quite close to the wetlands of Twilight Lake.

Though the market typically slows around the holidays, the mild weather has kept things active, both in December, and now in January. Earlier in January, our listing at 119 Curtis Point Drive sold for $6,100,000 (one of only four homes on Curtis Point that are in Mantoloking). We also have some new listings, with more in the works. Our most recent listing is 71 Driftwood Drive, in the Sandy Point section of Brick (waterfront). Here you can see a chart of our company’s waterfront and water view sales volume for 2019.
In 2019, 47 single family homes were sold in Bay Head and Mantoloking, per the MLS. There are a few private sales that are not included in this total. For the same time period, there were 6 land sales, again, per the MLS. In 2018, 45 homes and 6 parcels of land were sold in the two towns combined, again, per the MLS.

As you may know, or as you may have experienced, we had the first true cold snap of the season last week – a low of 24 degrees last Wednesday morning! Happily, we’ve had a mild fall thus far, but now the season is really changing! This also allows for a change in the “cooking season” – soups, stews, and baking now fit the weather! Last weekend, Meagan and Ed cured and smoked some homemade bacon! If you have a favorite cold weather or holiday recipe that you’d like to share, please do! We will share a selection of them in our next update. Our office is collecting non-perishable food items and new, unwrapped toys for St. Gregory’s Pantry. Donations are welcome at any time. Thank you!
Cold weather also marks the onset of “frozen pipe season” – we hope that your homes are all ready for this – water off, and/or heat set to 55 or higher! If you need a recommendation as to someone to help keep an eye on your home over the winter, please let us know, and we can suggest some services that offer this. Also, on a related topic – in an emergency, it is helpful for the police or fire company to have access to your house, without delay – eg – in the event of a broken pipe. To that end, both Bay Head and Mantoloking police departments will hold keys for property owners for use in the event of an emergency. Just stop by during standard business hours, and they will provide the necessary paperwork. Or, if you prefer, we do hold courtesy keys for some properties – in the event of an emergency or other need, an authorized person could obtain a key. If you need help with either of these items, just let us know!

On November 9th, Bay Head and Mantoloking joined together to commemorate Veterans Day, and to honor and thank all veterans. The ceremony, at the Blue Star Memorial at Scow Ditch was well attended. Speakers included local clergy, politicians, active and retired Navy personnel, as well as other local citizens. A portion of the ceremony is included in the video above.
Earlier in November, FEMA announced a delay in the implementation of the proposed flood insurance premium increase. The new rates were scheduled to go into effect in October 2020, but the effective date has been delayed until 2021. Of course, all of this is always subject to change!
“…additional time is required to conduct a comprehensive analysis of the proposed rating structure so as to protect policyholders and minimize any unintentional negative effects of the transition. Therefore, FEMA decided to defer the implementation of Risk Rating 2.0 by one year to October 1, 2021. Additionally, this extension allows for all National Flood Insurance Program (NFIP) policies – including, single-family homes, multi-unit and commercial properties – to changeover to the new rating system at one time instead of a phased approach, as originally proposed.” – FEMA

We hope that this update finds you well, and that you’re enjoying the mild fall weather, wherever you may be! Suzie and John recently returned from a trip out west to see Yellowstone, the Badlands, and more, and Meagan and Ed recently visited the Lake Placid area. In spite of some beach erosion and flooding (bay) from recent storms, both towns are doing well! You can see the current beach conditions, and images of the recent flooding in this month’s video. Look closely at the video of Mount Street – you’ll see foamy water coming out of the pump station vent, and what appears to be air bubbling up from the street!

When in doubt, call a verified number (eg – one from a printed bank statement, or the back of a credit card – not one provided via phone or email) to make sure everything is above board.

Around the Towns
in mid-October, both towns experienced bay-side flooding, in the usual locations, but more severe than average. Flooded locations included Mount Street, Lake Avenue, Club Drive, Bay Avenue, and parts of Barnegat Lane, to name a few. The severity was increased by a number of factors – full moon and high tide, but also the after effects of recent storms – though we had higher than average flood waters, the day in question was calm, clear, and sunny – the calm after the storm! One of the factors that increased the flood levels is known as a seiche (follow the link for a detailed explanation from NOAA) – in short, water is pushed out of of a body of water (or in our case, towards the south end of the bay), by wind and atmospheric effects – when conditions stabilize, the water equalizes, often with a “sloshing” effect – eg – it becomes overly high at the north end of the bay, before returning to normal. Think about what would happen if you carried a shallow pan full of water while walking – it would most likely slosh and spill (flood!).

We hope that you enjoyed the Labor Day holiday, and that your fall is off to a good start! September has been especially nice down here (as usual), and the weather has started to cool off just a bit – cool evenings and mornings, but comfortably warm during the day. The sunrises are getting even better too, as the air clears, and humidity goes away! Both towns faired well when Dorian passed by, with the only consequence being some beach erosion. In mid-August, NJ American Water provided a press release, reassuring everyone that our water is safe to drink – the press release, and water quality information, can be found here (recent news had raised concerns). If you have flood insurance and have questions, or don’t have flood insurance, and are interested in it, this FEMA resource may be useful. It offers a help line, and also a few other tips and statistics.

In Bay Head, repair work (privately funded) is expected to start on the buried beach jetties, sometime in October. In November, dune grass will be planted on the new dunes in Bay Head, as part of the replenishment project. Bay Head has also published a revised dune ordinance, but it is still in draft form, and no date has been set for a voite. No formal announcement has been made yet, but dune grass is expected to be available to Mantoloking oceanfront owners sometime in November – please contact the borough hall to get on the list. In Mantoloking, September 26th is the last Thursday garbage pickup for the season – the off-season rule is Monday, garbage, Wednesday, recycling. Details can be found here. In Bay Head, the entire town will have garbage pickup Monday and Thursday – October 1st through March 31st.

Activity continues in most segments of the market, and we have properties under contract (our listings, and others). Bayfront and oceanfront activity has been a bit quiet in the higher end of the range ($3,000,000 plus), but there has been some activity below that price point. Recently, most activity has been under $2,000,000, with a preference shown by buyers for newer homes (unless they are under $800,000).
Our newest listing is 901 & 907 East Avenue, Mantoloking, a parcel of oceanfront land, with over 150 feet of frontage – you can see a glimpse of it in the video above. You’ll probably recognize the Normandy-style cottage that everyone loves! We are also pleased to share the news of the recent sale of our Mantoloking bayfront listing at 1038 Barnegat Lane ($3,225,000). Thank you, and congratulations to the sellers, and to the new owners.

We hope that you had a good 4th of July, and that you’re staying cool in this recent bout of heat and humidity! Bay Head’s new beaches are getting a lot of use, and the water has been beautiful, often in the low 70s. As has been the case elsewhere, the shape of the new beach has changed (both above and below the waterline), and as a result, the waves and surf have been smaller. Also, due to the warm water, cownose rays have recently been seen along the beaches. In Mantoloking, the town celebrated the official open of the borough hall on July 5th, and there is more on that below. As mentioned in our previous update, Save Barnegat Bay’s “oyster” fundraiser at the Dale Building went off without a hitch on the 12th, and was well attended!

Around the Towns
In Bay Head, the beach replenishment activity continues to dwindle, and at this point, only North Street remains closed. There is still equipment and pipe stockpiled in a number of locations, most notably north of Karge Street. The primary remaining activities include installation of fences (ongoing), and planting of dune grass, but that is not expected to take place until sometime this fall. On the 4th of July, Bay Head held their first annual bike parade, and it was quite a success! Mantoloking also held their classic 4th of July parade, complete with floats, bikes, a band, and more. On the 5th, the official opening of the new Mantoloking borough hall was celebrated. This included a flag raising, and was attended by many residents, local mayors, and legislators. A video clip of the flag raising is included in the video above.
This Saturday (July 20th), there is a community blood drive from 9 to 3 at the Bay Head fire house. Donors will receive a voucher for 2 tickets to the New York Mets. Details can be found here.
If you spend time in Mantoloking (and many other towns, but not Bay Head at this point) you might find the Recycle Coach app useful. For almost any address and location, it will remind you of the garbage and trash collection schedule, with prompts when appropriate. Mantoloking and many other towns are using it, but if your town does not, consider asking your local mayor or council to sign up!

In the last 30 days, there has been a healthy increase in market activity in Bay Head and Mantoloking. Almost all of our listings have had recent showings, and some are now under contract. The buyers are from a number of different areas, some new to Bay Head and Mantoloking, while others have existing or past relationships with the area (family, friends, or past owners). There are also a number of recent closings in both towns, detailed below.

Our summer is off to a good start, and we hope that yours is too! We’ve had quite a bit of rain and fog this week, but the weekend is supposed to be beautiful! Both towns are greening up, and everything is in bloom. In Bay Head, replenishment is more than halfway complete, and you can find more details on that below. In Mantoloking, the town recently participated in the “Barnegat Bay Blitz,” a bayfront cleanup. Several locals, including Ed, spent part of the day cleaning up the bayfront beaches and street ends throughout Mantoloking. Happily, less junk and debris was found than in recent years!
Save Barnegat Bay will be hosting an event at Bay Head Yacht Club’s Dale Building on July 12th – “Sips, Shells, and Strings.” The event will feature Barnegat Bay oysters (and the oyster farmers), food and drink, and a local bluegrass band! More details and tickets can be found here.
The National Flood Insurance Program was recently reauthorized by Congress, and has been extended through the end of September 2019. There is also a new bill, the National Flood Insurance Re-Authorization Act of 2019, that is moving through Congress, and is expected to have bipartisan support. In short, it provides $500 million in funding, per year, for 5 years for flood mapping and mitigation, and requires FEMA to make best use of new mapping technology.

Around the Towns
In Bay Head, beach replenishment activity continues, but work in the northern half of town should soon be winding down. Equipment and piping will be removed, and access points will be open. At times there may be interruptions as split rail fencing is installed. Work continues south of Johnson Street, but all access points are open, with the exceptions of North, Egbert, and Johnson (per the town, as of Tuesday, 6/18 – but, this information changes almost daily). Lifeguards are in place where possible, per the usual BHIA schedule. The latest information from the Army Corps can be found on their website, and updates from the town can be found on its website.
Regarding the proposed wedding venue at the former site of Winters Yacht Basin, across from Mantoloking, there is no additional news, but the project is expected to be a topic on the agenda at the July 10th Brick Planning Board meeting.
