Bay Head & Mantoloking Today™ - January 2025

We hope that your year is off to a good start! We had a recent cold spell here, but things seem to be warming up! We hope that the same is true where you are. This month's gallery includes some views of Twilight Lake and the bay with ice, and aerials views with snow on the ground.
 
Beach replenishment continues to be one of the big topics lately! Per the Army Corps of Engineers website, Bay Head and Mantoloking are still scheduled to receive replenishment in the spring. Bay Head is expected to receive nearly 500,000 cubic yards of sand (estimated to start in March), with another almost 400,000 cubic yards of sand for Mantoloking (estimated to start in May). Barrier island sections of Brick and Toms River are scheduled to have beach replenishment in the summer.
 
 

Other News

In an ongoing effort to reduce and mitigate flooding, Mantoloking recently adopted a new ordinance regarding bulkheads. It contains many clauses, but a highlight is that it sets a minimum elevation for new and replaced bulkheads. In short, though you can't stop ocean and bay storm tides, higher bulkheads may reduce the frequency and severity of future flooding events.
 
With the California wildfires in the news, the topic of evacuation, and evacuation preparedness have come to mind to many. Happily, most of us do not live in wildfire-prone areas, but many of us are certainly in hurricane-prone areas. With that in mind - don't wait until the need to evacuate arises, starting thinking now, and be prepared. While you might think of everyday items such as clothing, toiletries, and other essentials - you might not remember insurance documents, forms of identification, prescription medication, wills, and more. Here is one article that reminds us of many things that you might want to put on your list.
 
If you're looking for something fun to do during the cold weather, without traveling far, there are many shows at Algonquin Arts Theatre in Manasquan (Note: Ed is on their board), including "The Diary of Anne Frank", and "Footloose", as well as many concerts.

Market

As is often the case, January has been a relatively quiet month in the Bay Head and Mantoloking real estate market, so far. A number of homes have been taken off the market for the winter, unsold, and have not yet come back on. Having said that, we do have two new listings to share - one at 178 Cranberry Avenue in Bay Head, the other at 315 Pompano Court in Lavallette. Both are receiving good activity.
